Install two sensors, non-invasive

Our technician taps into the existing wiring of two hallway ceiling light fixtures — one on each side of the suspected unit. No drilling, no resident contact, no hardware visible from any suite door.

STEP 03

Monitor for two weeks

Sensors continuously sample the hallway air for cigarette, cannabis, and vape signatures. Each detection is timestamped and tagged with signal strength from both nodes. We watch the data stream remotely.

Triangulate, then deliver the report

Do you have to enter residents' suites?
No. Sensors install in hallway ceiling light fixtures only. We never enter, photograph, or surveil any resident unit. The detection happens entirely in common areas.
Is this legal? What about privacy?
Yes. Our sensors detect airborne particulates in common areas only — the same air anyone walking the hallway breathes. There is no audio, no video, and no data collection from inside any unit. Engagements are conducted with explicit board authorization.
What if the source moves between units?
Our triangulation engagement is built for that exact scenario. Sensors are relocated progressively as new patterns emerge. The final report documents whether the source is consistent or distributed.
Will the report hold up in enforcement proceedings?
Our standard summary is suitable for board minutes and resident communication. For tribunal or legal proceedings we recommend the optional Evidence Package, which includes a notarized timeline and signed technician affidavit.
How long until we have an answer?
Most engagements isolate the source within the initial 14-day window. Complex cases — multiple suspect units, sporadic activity — may extend an additional 1–3 weeks with continued sensor relocation.

Any multi-dwelling unit building with shared interior hallways and standard ceiling light fixtures — condos, co-ops, mid-rise and high-rise rentals. We currently service buildings across major Canadian metros and are expanding through 2026.
